Do you enjoy getting to the bottom of building issues and helping turn survey findings into better homes? We’re looking for Asset Surveyors with a practical understanding of housing maintenance, building condition and planned works.

This is a varied role. One day you might be carrying out a stock condition survey; the next, investigating damp and mould, assessing a property defect or overseeing improvement works. You’ll help us make sound decisions about our homes and ensure tenants’ concerns are properly investigated and resolved.

About the role

Reporting to the Principal Asset Surveyor, you’ll carry out property surveys and use your findings to inform repairs, investment programmes and wider asset decisions. Your work will include stock condition surveys, energy performance assessments and retrofit assessments, alongside investigations into damp, mould and condensation, pest-related property issues and other building defects.

You’ll prepare specifications and schedules of work, support procurement, and manage planned, cyclical and improvement projects through to completion. You may also contribute to disrepair and insurance cases, option appraisals, and decisions about individual properties.

Accurate records matter in this role. You’ll update our asset systems, check the quality of property data and produce clear reports that help us plan work and meet Welsh Housing Quality Standard requirements. Throughout, you’ll work closely with tenants, colleagues and contractors to make sure work is carried out safely, to a good standard and with value for money in mind.

About you

You’ll have experience of surveying residential buildings and be confident identifying defects, assessing their causes and recommending practical solutions. You’ll understand how planned maintenance and improvement works are specified, procured and managed, and you’ll be comfortable balancing site visits, projects and competing priorities.

You’ll also bring:

  • A construction-related qualification or equivalent relevant experience.
  • Experience of stock condition surveys or other residential property surveys.
  • Knowledge of building maintenance, housing standards and relevant health and safety requirements.
  • Good written communication skills, including the ability to produce clear survey records, reports and specifications.
  • Confidence using Microsoft applications and property or asset management systems.
  • A practical, customer-focused approach and the ability to work well with tenants, colleagues and contractors.

Experience of damp and mould investigations, HHSRS assessments, social housing, contract management or planned investment programmes would be particularly useful. A Domestic Energy Assessor or Retrofit Assessor qualification would also be welcome, as these surveys form part of the team’s work, however full training will be provided.

You’ll need a full driving licence and access to a car for work each day. The role involves regular property visits, including access to areas that may require climbing stairs or ladders.
